Please email a copy of the PLANS and CONSENT from Council

(Make sure they have the Council approval stamp on them)

We will get straight back to you with a Fee Proposal and Certification contract.

 

SIGN UP

All owners of the land are to sign and date the contract and make the payment of fees to the nominated account.

CHECKLIST

PBA can now assess your building project for a CONSTRUCTION CERTIFICATE. We ensure your plans are in accordance with the Building Code of Australia, Australian Standards and the Council approval specific to your project. This is provided to you in the form of an easy-to-understand CC Checklist. PBA will perform a PRE-CONSTRUCTION INSPECTION during this period and once you have satisfactorily addressed all the items within the checklist, PBA will issue your CC.

PLANNING PORTAL

All applications must be lodged with the NSW Planning Portal. To help you understand this process go to our Planning Portal page.

 

NOTICE OF COMMENCEMENT – LET COUNCIL KNOW

Make sure you have your Sediment barriers and site safety fence in place, we will provide site signage at this point. Attached to your CC will be a Notice of Commencement. This is to be signed and dated by the landowner and provided to PBA. We will immediately pass this on to Council to keep them notified.

 

START BUILDING

Two days after the Notice of Commencement is provided to Council, work can commence on your project site.

TO START

All you will need to provide us is PLANS of your proposal and

SECTION 10.7 CERTIFICATE (simply contact Council for this).

 

PLANS

At this early stage a site plan and basic elevations are all that’s required. Professionally drafted plans will be required prior to approval, if you wish to submit these now, it will speed up the approval process.

Setbacks from boundaries and distances from any other built structures on site need to be included in the site plan. Elevations need to show overall heights and position of openings.

10.7 PANNING CERTIFICATE

This document provides essential planning background information and must be provided along with your draft plans to properly assess your proposal against the Complying Development Code.

UNABLE TO BE APPROVED UNDER THE CODE?

You simply need to apply for a DA from Council and follow the guideline above for a Construction Certificate.

PBA will perform a PRE-CONSTRUCTION INSPECTION during this period and once you have satisfactorily addressed all the items within the checklist, PBA will issue your Complying Development Certificate.

NOTICE TO NEIGHBOURS – ADVICE OF COMMENCEMENT

This is a formal letter, letting your neighbours know of your intention to start work.

You will have to place this document into your neighbours letter box to let them know that work will begin in 2 days from this date. PBA will provide the formal Notice to Neighbours with the CDC. Please know that this requirement is different outside the Eurobodalla Shire and further documentation will need to be provided if that is the case.            

 

START BUILDING

Occupation Certificate

Obtaining an Occupation Certificate (OC) is an important step for homeowners who have completed the construction or renovation of their house and wish to occupy it.

​

At this stage you will need to go back to the Planning Portal and apply for your Occupation Certificate. Just like you did for the Construction Certificate or Complying Development Certificate at the start of the project.

​

Pending a satisfactory final site inspection, Pacific Building Approvals then conducts an extensive review of the entire project to ensure all your legal responsibilities are properly addressed. An extensive checklist is provided so you can tick all the requirements off and ultimately receive your Occupation Certificate.
​

The Occupation Certificate serves as proof that your building complies with relevant regulations and standards, making it safe and suitable for occupancy.

Project Inspection Services

PROJECT INSPECTION

Mandatory Critical Stage Inspections are undertaken at key stages of construction to ensure the work complies with relevant building codes, regulations, and standards.

​

These inspections are essential to verify that the construction work is progressing safely and in accordance with approved plans and to assess and approve the work before it progresses to the next phase.

They play a crucial role in maintaining the structural integrity, safety, and quality of the building.

Remember its beneficial to all parties to allow plenty of time for any potential rectification work to be performed after the inspections.

 

A Satisfactory Inspection result means your work to date is compliant and you may progress with the build.

 

An Unsatisfactory inspection result means you will need to undertake further work to gain compliance, once the work is completed, you simply book a re-inspection with Pacific Building Approvals.


Inspection results are emailed to the relevant stakeholders at immediate completion of each inspection so we don’t hold you up any longer than we have to.
